Is the Atlanta housing market still looking for the light at the end of the tunnel??

Stop looking, says Steve Palm (Smart Numbers):  WE ARE EXITING THE TUNNEL In a well documented presentation at the packed Cobb Galleria Centre, Steve indicated the Atlanta Single Family Housing industry is emerging from the 6 year long recession and is showing sustained signs of life:
  • we had 5 quarters in a row with increasing closings
  • 2012 pricing for first time home buyers ($217,000) is back in line with the inflation adjusted first time home value in 2003 ($165,000)
  • cost of new homes vs. resale homes constitutes what the market calls "a healthy relationship".
  • inventory levels are back to 1996 levels (4 months)
The forecast for Georgia for 2013 shows:
  • anticipated population growth of 1.3% (vs 0.9% nationally)
  • 2.9% increase in economic output (vs 1.5% for the US)
The general conclusion was that the Single Family housing market is growing and building activity is "increasing at an increasing rate". It will bring renewed energy to the cultured marble industry and the many other trades that supply to construction industry.
